Examples of Duties:
The following tasks are typical for positions in this classification. Any single position may not perform all of these tasks and/or may perform similar related tasks not listed here:
•Periodically overhauls and disassembles as necessary centrifugal and reciprocating refrigeration compressors, absorption chillers and related equipment.
•Make repairs and adjustments to associated equipment, i.e. pumps, ventilating fans, burners and air conditioning systems.
•Repairs packaged air conditioning units, furnaces, combination units and heating units.
•Inspects, adjusts, repairs, replaces and performs preventative maintenance of heating, cooling air conditioning and ventilation equipment controls.
•Cleans firesides, checks operational and safety cut-out controls, conducts air/fuel ratio tests and conducts complete check of the burner assembly and flame safeguard on boilers.
•Replaces sub-assembly units in small and large heating, ventilating and cooling systems.
•Performs major repairs on integrated building temperature control panels and maintains time clocks, thermostats and other controls.
•Takes and records all temperature and pressures throughout the system, purges air from the machines, checks condenser coils for fouling, measures specific gravity of solution and refrigerants, checks all operational and safety controls on chiller.
•Cleans condenser coils, checks all operational and safety controls, check suction and discharge pressures.
•Checks for refrigerant leaks, evacuates and recharges system on air conditioning and condensing units.
•Perform building maintenance related tasks; carpentry, plumbing, plastering, painting of interior and exterior, hanging sheet rock, mechanical work, roof and window repairs.
•Acts in lead capacity over fellow workers in the absence of immediate supervisor or when assigned.
•Prepares records of work accomplished including usage of materials, equipment, and labor.
•Responds to public inquiries in a courteous manner; provides information within the area of assignment; resolves complaints in an efficient and timely manner.
•Operates equipment and machinery used in assigned tasks.
•Reads blueprints and estimates needed materials.
•Respond to after-hour requests for services and emergencies.
•Perform related duties and responsibilities as required.

Typical Qualifications:
Any combination of experience and education/training that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:

Experience:

Three (3) years of experience in the operation, repair, and maintenance of heating, ventilation refrigeration and cooling systems and at least one year performing general building maintenance duties.

Education:

Equivalent to the completion of the twelfth grade and any combination equivalent to completion of an approved apprenticeship for a BV AC technician.

License/Certificate:

Possession of a valid Class C driver’s license.

Possession of a valid California Motor Vehicle Operator’s License class “B” driver’s license or obtain within one year of hire.

Ability to obtain Refrigerant Certificate.

Knowledge of:
•Principles of heating, refrigeration, ventilating and cooling systems and skill in the repair and maintenance of a variety of heating, refrigeration, ventilating and cooling systems and equipment used in large and small buildings.
•Testing of heating and air conditioning equipment, air distributing and the operation and repair of automatic controls and thermostats including main switch and branch circuit wiring.
•Basic principles of supervision and training.
•Public works maintenance principles, practices, tools, and materials for maintaining and repairing assigned City infrastructure, systems, and facilities.
•Applicable Federal, State, and local laws, ordinances, regulations, and guidelines.
•The operation and minor maintenance of a variety of hand and power tools, vehicles, and power equipment.
•Safety rules, regulations and practices. Principles and practices of customer service.
•Materials, tools and methods used in general building repair and maintenance.
•Occupational hazards and standard safety practices. Principles and practices of record keeping and report preparation.
•Principles and practices of building maintenance related tasks.

Ability to:
•Obtain a refrigerant certificate.
•Plan, schedule, assign, and oversee activities of Maintenance and Utilities and repair personnel.
•Inspect the work of others and maintain established quality control standards.
•Train others in proper and safe work procedures.
•Identify and implement effective course of action to complete assigned work.
•Oversee and participate in maintenance and related projects in the assigned functional area(s).
•Test and repair heating and air conditioning equipment air distribution systems, effect repairs of automatic controls and thermostats including main switch and branch circuit wiring.

•Respond to requests and inquires from the general public. Communicate clearly and concisely, both orally and in writing.
•Establish and maintain effective working relationships with those contacted in the course of work.
•Perform tasks related to all aspects of building maintenance including basic electrical, carpentry, and plumbing.
•Troubleshoot maintenance problems and determine materials and supplies required for repair.
•Read and interpret constructions drawings, blueprints, maps, and specifications.
•Safely and effectively use and operate hand tools, mechanical equipment, power tools, and equipment required for the work; perform routine equipment maintenance.
•Maintain accurate logs, records, and basic written records of work performed.
•Follow department policies and procedures related to assigned duties.

PHYSICAL DEMANDS

Must possess mobility to work in the field; strength, stamina, and mobility to perform medium to heavy physical work, to work in confined spaces and around machines, to climb and descend ladders, to operate varied hand and power tools and construction equipment, and to operate a motor vehicle and visit various City sites; vision to read printed materials and a computer screen; and hearing and speech to communicate in person and over the telephone or radio. THe job involves fieldwork requiring frequent walking in operational areas to identify problems or hazards. Finger dexterity is needed to access, enter, and retrieve data using a computer keyboard or calculator and to operate above-mentioned tools and equipment. Positions in this classification bend, stoop, kneel, reach, and climb to perform work and inspect work sites. Employees must possess the ability to lift, carry, push and pull materials and objects weighing up to 100 pounds, or heavier weights with the use of proper equipment.

Environmental Elements
Employees work in the field and are exposed to loud noise levels, cold and hot temperatures, inclement weather conditions, road hazards, vibration, confining workspace, chemicals, mechanical and/or electrical hazards, and hazardous physical substances and fumes. Employees may interact with upset staff and/or public and private representatives and contractors in interpreting and enforcing departmental policies and procedures.

WORKING CONDITIONS
May be required to be on-call and to work various shifts or emergencies on evenings, weekends, and holidays.
