Minimum Hiring Annual Salary:
$57,510.00
Maximum Hiring Annual Salary:
$60,386.00
To attain the maximum annual salary, employee must meet all minimum qualifications plus:
- 5 (five) years of additional applicable work experience and/or degrees higher than minimum qualification degree. Degrees higher than the minimum qualification degree can be used in combination with additional work experience.
- A combination of related education, on-the-job work experience, certifications and/or licenses that results in a candidate successfully meeting the minimum qualifications of the position, may be considered.
The stated salary amounts are not guaranteed in the event employment ends with Aims during any fiscal year.

The HVAC Mechanic II position is responsible for the maintenance and repair of buildings across multiple campuses. The position is responsible for specific systems maintenance, and the technical requirements and knowledge in keeping college buildings functioning at a high level.
HVAC Operational Controls:
- Schedules maintenance activity to prolong the life of older equipment, assure usefulness and safety of equipment to minimize breakdowns, failures and hazards. HVAC Operations:
- Plan, develop, prioritize, coordinate and participate in the efficient and economical HVAC repair work.
- Responsible for accurate record keeping system for the maintenance, upkeep, and repairs of equipment and systems.
- Responsible for all safety procedures, related to performance of above mentioned work, being implemented and followed.
- Perform complex activities as needed on HVAC equipment and systems such as: design, layout, and installation.
- Responds to work orders and/or work requests involving HVAC equipment (such as: comfort concerns, equipment failures, etc.), determines the best course of action to take.
- Responsible for the calibration of sophisticated energy management, pneumatic, electrical, and electronic controls to ensure optimum performance and energy efficiency.
- Tests hydronic heating and cooling systems for proper corrosion protection levels and adds chemical treatment as needed.
- Perform complex activities such as design, layout, and installation of computerized energy management equipment, provides computer programming of the energy management equipment.
- Trouble-shoot systems and equipment to ascertain point of failure and remediation efforts needed.
- Establishes, conducts, monitors preventative maintenance program of scheduled inspection and repair of electrical and other systems, equipment and facilities to assure proper operation and to correct malfunctions to prevent major breakdowns.
- Establishes maintenance inspections on a periodic and recurring basis.
- Works with contracted service providers, and occasionally Buildings personnel as applicable in the performance of HVAC work.
- Determine personnel needs as well as requirements for supplies, materials, equipment, etc. for the efficient completion of college work orders.
- Works with HVAC technician to complete assigned work orders.
- Set/verify schedule of contracted service providers and HVAC technician.
- Consults/coordinates with college departments to ensure building HVAC schedules are set during normal working hours, and after hours as needed.
HVAC Systems Design:
- Coordinate, inspect, schedule and participate in the construction/remodeling and/or renovation of HVAC systems, equipment throughout the campuses.
- Schedule with college personnel to reduce/eliminate as much interruption to College services/business/instruction as possible.
- Develop HVAC preventative maintenance programs to ensure equipment is on a regular schedule.
- Preventative maintenance work to include filter replacement, lubrication of fans, pumps, motors, and related equipment.
- Maintain preventative maintenance schedule in a work order system that identifies maintenance schedule, work performed and projected dates of critical component replacement.
- Coordinates HVAC work performed by contractor, ensuring high quality service, inspects work for completeness and proper installation.
- Notify Building Supervisor of any discrepancies that can’t be resolved directly with the contractor including water treatment, chiller service work, HVAC work and energy management equipment providers.
- Ensures compliance with all applicable safety regulations, building codes, and safety requirements.
- Maintains catalog and technical files relevant to projects.
- Establish relationships with area contractors, and other entities to develop potential cost savings measures.

Minimum Qualifications:
- Associate Degree in a related field or an equivalent certificate.
- Two (2) Years of related work experience or an equivalent combination of education and/or work experience.
- A pre-employment post-offer physical evaluation will be required of the selected candidate.
- Safety Certifications for the following equipment (or ability to become certified within twelve (12) months of hire): Forklift, Skid loader, and Manlift.
- This position requires the use of a company vehicle and/or personal vehicle for business travel. The selected candidate must successfully pass an MVR and be insurable under Aims insurance.
- Requires knowledge of methods, materials, tools, and techniques used in the repair and maintenance of related equipment/materials.
- Occupational hazards and safety precautions of the trade, and federal, state and local laws, regulations, codes and guidelines related to assigned work.
- Ability to adjust focus, identify and distinguish between colors and judge distance and spatial relationships.
- Use hand/eye coordination and manual dexterity to sufficiently and safely operate the tools and equipment.
- Physical capability to maintain awkward positions such as climbing, stooping and twisting for extended periods of time and in various weather conditions.
- Move and manipulate heavy objects – 50 pounds on a regular basis (50+-100 pounds occasionally).
- Ability to understand and follow complex, detailed technical instruction.
- Interpret and work from service manuals, specifications, and diagrams and assimilate and understand that information.
- Foster a cooperative work environment and communicate effectively, both orally and written.
Required Licenses and/or Certifications:
- Safety Certifications for the following equipment (or ability to become certified within twelve (12) months of hire): Forklift, Skid loader, and Manlift.
Preferred Qualifications:
- HVAC Certificate.
- EPA 608.
- NATE (or equivalent)
